8 procedures offered by the “Web Tabu” system for real estate registration in Turkey

The “Web Tapu” system in Turkey, launched in 2018, aims to facilitate real estate transactions and enable most of them to be conducted online without the need to visit the Directorate of Land Registry and Cadastre, except for the final signing of the transaction.

However, this system gained more popularity after the repeated lockdowns due to the COVID-19 pandemic. According to the relevant authorities, Turkey recorded over 1.2 million transactions from March 2020 to the end of the year, setting a record for this system.

The procedures provided by the “Web Tapu” system can be summarized as follows:

Property owners can access all information related to their properties.

Property owners can authorize others to examine the information related to their properties.

Citizens can apply for transactions online without the need to visit the Land Registry Office and send the required documents to the registry department. The transaction starts online and reaches the final stage electronically before the citizen goes to sign the transaction.

Using the “Web Tapu,” property owners can securely authorize real estate agents to access their property information and proceed to the Land Registry Office or revoke the authorization.

The “Web Tapu” system provides notification through text messages at all stages.

Incoming requests from the “Web Tapu” document are transferred by the land registry offices to the designated employee after the responsible officer completes the necessary steps. The property document fee, renewable service fee, and signing time are sent via text message to complete the transaction.

The user can finalize the transaction by making the necessary payments electronically and visiting the Land Registry Office at the scheduled time.

Additionally, with the “Web Tapu” document, citizens can create or remove a notice stating that no transactions should be made on their immovable properties without their personal presence. This allows for an important measure against fraud attempts.
